Our Air Duct Cleaning Process

Our process includes: Upon arrival we will inspect your duct system for any type of damage. Loose seals or holes in your air ducts can cause mold issues and infiltration of dust from the attic. We will identify and photograph any damage that we find during the inspection and propose a solution for the repair if needed.

We cover all furniture under or around your air vents.

All the air vents/registers are removed, taken outside for cleaning and re-installed after the cleaning process is completed.

A source removal cleaning process is used consisting of using a powerful 2000 cfm high efficient three stage HEPA vacuum system along with a compressed air whip system that properly cleans the interior of your air ducts.

All the registers are reinstalled in the end.

If needed, we can clean your air handler (s) which includes cleaning the coils in place, the fan unit, the interior of the air handler, drip pan, drain pipe and plenum.

Commercial Air Duct Cleaning

Commercial duct cleaning usually takes places in unoccupied buildings or after hours when no one is around. The following steps take place before during and after cleaning.

• Inspect all ducts and repair if required
• Cover all work stations / furniture with plastic
• Remove all supply and return registers, take them outside to be cleaned with an all purpose degreaser and power washer.

Cleaning of flex ducts: To achive cleaning of flex ducts we use one of two methods: Method 1 – Clean flex ducts using nylon brushes and push rods (snake) along with a commercial HEPA vacuum. Brush the inside of flexible duct material. Method 2 – Clean flex ducts using a commercial HEPA vac and air whip system. The whip system is a 30 ft long flexible line (snake) with rubber tentacles at the end, and hooks up to a compressor to provide 175 psi. It is designed to safely clean all types of ducts by
whipping around and knocking debris loose.

Cleaning of Metal Duct Lines
To clean metal duct work, access breaches need to be made in order to access the interior of the ducts, there are 4 types of metal ducting.

• Sheet metal with exterior wrap, sheet metal with interior lining, ridged round duct and fiberboard.
• Metal ducts: cut into ducts, clean out either by hand using HEPA vacuum shop vacs (for big ducts) or using the air whip system on smaller ducts.
• Clean all dampers, turning veins and air extractors. Some duct lines may have inline coils/reheat coils, VAV boxes or mixing boxes, all will be cleaned during the duct cleaning process.

The same process applies to all types of ducts.

For metal ducts with exterior wrap, after the cleaning we seal all openings with sheet metal
plates, and screws every 4 inches, then tape and duct sealant. We also tape and seal the exterior insulation wrap.

For metal ducts with interior wrap, after the cleaning we seal the interior lining with an EPA encapsulation material that is approved for air ducts to seal down all fiber glass and mold staining. In some cases the system may require fogging with an EPA registered sanitizer. Then we seal all openings with sheet metal plates, screws, tape and duct sealant, then tape and seal the exterior insulation wrap.

AHU and RTU’s (air conditioning systems)
Air Handling Units (AHU’s) and Roof Top Units (RTU’s) are shut down with lock out & tag out procedures to prevent start-up during cleaning. System’s are turned back on before
final cleaning.

A safety walk is conducted to point out any safety issues, work stations are inspected for breakables & valuables. Pictures taken and valuables documented.

Cleaning of systems includes HEPA vacuuming all interior surfaces, power washing coils, blower fans, and drip pans, and we clean drain lines with high pressure water.

All work is inspected and approved by the project manager before access patches are installed.

Most commercial jobs take from a couple of days to over a week or more to complete. At the end of every night the plastic is removed, ceiling tiles put back into place and we clean-up of all work areas. We make it look like no one was ever there working overnight.
