Why Bleach Is Not Mold Remediation

Bleach can change the color of growth on a hard surface. That visual change makes a homeowner feel like the problem is gone. On drywall, wood, insulation and other porous materials, the visible surface is only part of the material.

Liquid can soak into those pores while the active ingredients behave differently at the surface. More important, spraying does not remove contaminated dust or damaged material. It leaves the source in place and adds moisture to an area that may already be wet.

The goal of mold remediation is not simply to kill something. The goal is to remove affected material and settled contamination under controlled conditions, clean the remaining surfaces and address the water source that allowed growth to develop.

Cutting mold-damaged drywall releases dust and fragments. Without containment, foot traffic and air movement can carry that debris into bedrooms, closets and the HVAC return. A plastic sheet draped across a doorway is not the same as a controlled work area.

We build containment around the affected space and use negative-air equipment with HEPA filtration. Negative pressure directs air into the work zone instead of letting it escape through gaps. Workers use protective equipment and follow a clean entry and exit process.

The setup can look excessive when the visible patch is small. It exists because removal is the dusty part of the job. Protecting the rest of the building is just as important as opening the damaged wall.

Texas is one of the few states that licenses mold remediation. For projects above the state threshold, state rules separate assessment from remediation and require licensed companies and contractors, a written protocol, controlled work practices and documentation.

A proper mold inspection helps define the affected area and the moisture source. On a regulated project, an independent licensed mold assessment consultant establishes the protocol and performs clearance. The remediator should not write its own passing grade.

Mold is a moisture problem before it is a cleaning problem. We find it behind washing machines, under sinks, around AC plenums, at slab-level baseboards and below roof leaks. Spraying the stain without repairing the pipe, drain, flashing or condensation problem only resets the clock.

After the source is stopped, the structure still has to be dried. Surface paint can feel dry while insulation, studs or the back of drywall remain wet. Moisture readings and controlled access tell us more than touch alone.

For a small spot on a hard, nonporous bathroom surface, routine cleaning and better moisture control may be enough. For soft drywall, insulation, ceiling tile or wood that stayed wet, the question is different. The material itself may need removal rather than another chemical.

Take pictures and write down when the leak or odor began. If an insurance claim may apply, save damaged supply lines and receipts when practical. Clear documentation helps the adjuster understand the loss and keeps the work tied to what actually happened.
